Session: State of Alternative Mortgage Lending in 2026 and Beyond
Despite one of the slowest housing markets in a generation, Canadian mortgage lenders were surprisingly busy in 2025 highlighted by unprecedented M&A, innovative capital raising, and the arrival of new participants. 2025 also unveiled major vulnerabilities in alternative lending including weakening of condos values, no bid in certain geographies sensitive to tariff-related industries and/or slowing immigration, and commercial real estate generally. The latter was highlighted by notable commercial real estate and private credit funds gating investor redemptions and even stories of blatant fraud and insolvency.
In this session we will discuss the factors driving this flurry of activity and how deals that previously were unheard of in the Canadian market (Strategic M&A and RMBS offerings), actually got done in the challenging environment that was 2025. Moreover, we discuss whether these themes will continue into 2026 and ask some of the key questions on the minds of alternative lenders:
- Is my balance sheet optimized to win in increasingly competitive mortgage environment?
- Is my mortgage book eligible for bank debt and/or securitization financing?
- What risks should I be mindful of in 2026 and how can I mitigate?
- Ultimately, is 2026 the right time to expand my business and take on more risk?
